Document what you're seeing and when it started, avoid steps that could hide the cause, and gather any storm or repair history.
2. Evaluate the house and site
Good planning traces bulk water paths, low spots that collect moisture, clearance for termite inspectors, a properly sealed and fastened liner, air sealing at the band joist, correctly sized dehumidification, and the current condition of the floor framing.
3. Define a written scope
Spell out preparation, protective measures, materials, access, permits, testing, cleanup, restoration, exclusions, and change-order rules in writing.
4. Compare providers
Verify credentials, then compare the reasoning and boundaries behind each bid -- not just the bottom-line total.
5. Inspect closeout
Confirm testing results, cleanup, documentation, warranty terms, and remaining maintenance duties before calling the project closed.
